**Totalt for næringseiendom er etterspørselen fortsatt høy. Det er en liten nedgang på 5 prosentpoeng fra forrige kvartal, men 80% av investorene ønsker å være netto kjøpere de neste 12 måneder.**

Etterspørselen etter kontor holder seg fortsatt meget høy med nesten 90 % som ønsker å øke eksponeringen sin i dette segmentet over de neste 12 måneder, dog ned 7 prosentpoeng fra rekordhøy 96 % som oppga dette for et kvartal siden.  
Den største endringen finner vi i ønsket eksponering mot logistikk, hvor investorene oppgir rekordhøye 80 % som ønsker å øke eksponeringen sin. Dette er en meget høy oppgang fra forrige kvartal hvor 33 % oppga det samme. Endringen er primært drevet av investorer som tidligere oppga å holde eksponeringen nøytral mot segmentet. Men vi noterer oss også at det kan være investorer som nå ønsker å realisere verdier da det er en økning i andelene som ønsker å være netto selger i segmentet fra 0 % i forrige kvartal til 12 % i dette kvartalet.

Undersøkelsen viser blant annet rekordnedgang og nye bunnnivåer i yieldnivåene for kontor og logistikk. Vi har aldri før vært på så lave nivåer, og er tettere på europeisk nivåer enn noen gang tidligere.

### Prime kontor CBD

Net yield i dag er anslått til 3,30 %, en nedgang på 30 bps siden forrige kvartal. Verdt å merke seg er at usikkerheten er gått noe ut igjen. Det skyldes i stor grad at det er noen få respondenter som henger igjen med relativt høye yieldanslag, og vi kan opplyse om at median var på 3,25 %.  
Net yield et år frem i tid er anslått til 3,20 %. Dette er en svak nedgang på 10 bps i investorenes forventing om fremtidig net yield sammenlignet med nåværende nivå, og en nedgang på 35 bps i utvikling på ett-års forventingene fra forrige kvartal.

### Prime lager/logistikk - Berger

Net yield i dag er anslått til 4,25 %, en nedgang på 20 bps siden forrige kvartal.   
Net yield et år frem i tid er anslått til 4,10 %. Dette er en nedgang på 15 bps fra dagens nivå, og en nedgang på 30 bps i investorenes forventing om fremtidig net yield fra forrige kvartal.
