Now that we are nearing the end of 2022, one word can describe this year so far: Volatile. Russia’s invasion of Ukraine, record high inflation, price increases in electricity, gas and other fuels, supply shortages, policy rate hikes from central banks, lower consumer confidence and bleak stock markets throughout major economies are the main headlines. Despite these challenges, Scandinavia has fared quite well compared to their other European counterparts, however this should not undermine the situation present in respective Nordic country. One common denominator among major economies is their fight against respective country’s goliath, the inflation.

According to Savills, the strong consumer economy in the Nordics has led to impressive online retail sales growth. Online retail is forecast to reach a total of €22.9bn across the region in 2019, up 12% from 2018 and Forrester forecast this will grow a further 11% in 2020.

Foreign investment into the Nordics (Sweden, Finland, Norway and Denmark) has risen to a five year high, increasing by 22% year-on-year (Q1-Q3) with predictions for an equally successful Q4, according to Savills.

European office take up is forecast to reach 9.2 million sq m by the end of 2019, down marginally by 4% from 2018’s end year volume of 9.6 million sq m, according to Savills latest research. A shortage of good quality, available space across Europe’s CBDs is limiting occupiers’ choices as average vacancy rates dropped from 6.1% to 5.4% over the past 12 months.

World cities see prime residential rental yield growth: LA leads the world pack; Berlin sets the pace in Europe

Prime residential rental growth across leading world cities slightly picked up pace during the first half of 2019, rising 0.9% to take average year on year growth to 1.3%. This continues a four-year long pattern of low level, but steady increases, resulting in the first uptick in average yields since late 2014 as capital value growth stalled, according to the Savills World Cities Prime Residential Rental Index.
