Han fant en felles interesse for analyse med Mallings analysesjef Haakon Ødegaard etter at sistnevnte i flere år har vært gjesteforeleser i Jons kurs i næringseiendom på Norges Handelshøyskole (NHH). Jon er utdannet siviløkonom fra NHH og har en mastergrad i finans fra Handelshøyskolen BI og en mastergrad i Real Estate Management fra KTH i Sverige. Han har fullført en PhD-utdanning i finans og håper å få tid å levere avhandlingen om eiendomsfinansiering. Før Jon tok steget over i akademia, jobbet han 20 år i finans som blant annet aksjeanalytiker og kapitalforvalter. Når han ikke skriver eller forsker på finans og eiendom, eller foreleser ved Universitetet i Sørøst-Norge og Norges Handelshøyskole, spiller han tennis og drar på ski. Noe han, ifølge ham selv, er like dårlig som ivrig på. Vis mer Det har vært fokusert mye på økningen i de norske byggekostnadene, med to viktige variabler lønn og materialer. Men nå lurer en ny fare: energieksponeringen i byggenæringen. ## **Byggekostnader i kraftig vekst** SSBs byggekostnadsindeks for boliger var opp 4.3 prosent februar 2025 til februar i år. De seneste seks årene, siden COVID 19 traff oss, har materalkostnadene steget utrolige 62 prosent, eller 8.4 prosent årlig! Og verre kan det bli som resultat av USAs og Israels angrep på Iran. De høyere energiprisene, både på olje og gass, vil etter hvert krype inn i materialkostnadene. ![SSB Byggekostnad](https://blogg.malling.no/hs-fs/hubfs/Diverse/SSB%20Byggekostnad.jpg?width=599&height=510&name=SSB%20Byggekostnad.jpg) ## **Energiprisenes indirekte og direkte påvirkning**  Energieksponering i byggevirksomhet er nemlig bredere enn det som bare er «energikostnader» og vil ha konsekvenser for kalkyler og kontrakter. De direkte energikostnadene i eiendom er typisk til drift (f eks lys og oppvamring), mens de indirekte kommer som innsatsfaktor til produksjon av bygningsmaterialer: Betong, stål, glass, isolasjon og plastbaserte produkter er alle svært energiintensive å produsere, og i mange tilfeller er de direkte produkter av petroleum. ## **Materialkostnader og energipriser går hånd i hånd**  Stålproduksjoner er svært kraftkrevende, og sementproduksjon krever temperaturer på over 1 400 grader celsius. PVC-rør og asfaltmembraner er direkte petroleumsprodukter. Når energipriser går opp, vil prisene på disse materialene komme etter. med forsinkelse, og de dukker opp i kostnadsplaner under «materialer», ikke «energi». ## **Energi – en usynlig, men betydelig kostnadsdriver**  Energi er ikke en marginalfaktor i norsk byggevirksomhet, men er innbakt på en måte som ikke alltid like lett er synlig i standardkalkylemaler. Et nytt kostnadssjokk på byggekostnadssiden er ikke hva eiendomsmarkedet trenger nå. I slutten av april holder vi i Malling et fagseminar om byggekostnader og kontormarkedet samtidig som vi legger frem en ny rapport om kontormarkedet.
